STEP 1: Review Our
Website
Preview our homes for rent online from our
website as well as our advertising partner's websites. There you
will find our entire inventory of well-kept homes located
throughout Central Florida and available for rent in a variety of
price ranges and space options.
STEP 2: Print And Review Our
Application And Tenant Criteria Forms (Below)
Reviewing our Tenant Criteria
form will help you understand whether or not you are a fit for our
company. If you feel you meet most or all of the conditions
outlined, please print and complete each of the forms. If you have
any questions regarding either of the forms or the leasing process
in general, you may contact us at any time. Note that you also have
the option of completing the application with us online.
STEP 3: Drive By The
Homes
When interested in a home, it is
very important that you first drive by those that you're interested
in before moving forward in the leasing process. Directions are
available via our website. Driving by the properties of
interest will help you determine if in fact, you are interested in
the property after experiencing the area, size, style and condition
of property.
STEP 4: Call Our Office To
Schedule A Walk-Thru
Once your interest is confirmed,
please call one of our professional property managers to view the
interior of the properties you've selected. Our property managers
will coordinate a showing with the existing occupants and arrange a
mutually agreeable time to meet with you at the home.

STEP 5: Finalize The Rental Application And Reserve The
Property
If you previously printed and
completed the Application and Tenant Criteria forms, then you are
ready to reserve the property. All prospective tenants will need to
have completed and signed the Rental Application. (Married couples
may use the same application). There is a standard processing fee
of $45 per application due at the time of submission. Acceptable
means of payment include check, money order, or certified check
made out to: ESTATE BROKERS,
LLC. A typical holding deposit is equal to one month's
rent and is due any time a prospective tenant is ready to reserve a
property - this reservation results in the property being taken off
the market, assuring that our managers refrain from showing the
property to other prospective tenants. Once an application has
received final approval, all tenants will sign the lease and the
holding deposit already collected will convert into the security
deposit.
** Please be aware that the application processing fee ($45) and
deposit (one month's rent) need to be prepared in two separate
money orders. **
If, for any reason your rental application is not approved, your
holding deposit will be returned to you. If however your
application is approved, you will need to exchange the holding
deposit check for certified funds. Should you decide that you would
like to rescind your application, your holding deposit will be
forfeited for the benefit of the property owner in compensation for
taking the home off the rental market.
Every application will be
minimally confirmed in the following ways:
1. Standard Credit
Check
2. Past Rental and Payment History
3. Employment Verification
4. Criminal Background Check
Please Note that Estate Brokers, LLC properties are not
authorized to accept Section 8 Housing.
STEP 6: Move In
Once you have been approved, all signatures and payment accepted,
you are ready for move in. All future rent payments may be
made by check, money order, certified funds or credit card so long
as they are received on time. Late payments are only accepted via
certified funds with the applicable late fee assessed.
